FAQ on rentals
1. HOW TO VIEW A PROPERTY
If you see a property for rent either on our website or on our rental list and would like to view it, contact our office and our rental division will provide you with an address so you can take a look from the outside or alternatively our letting agent or rental manager will physically take you through the property.
2. WHAT TO DO IF YOU'RE INTERESTED IN RENTING A PROPERTY
Once you have inspected the property you will either be given an application or one can be accessed via our website. (Click on Application Forms). You will need to have photographic ID along with any rental references.
3. HOW MUCH WILL I NEED TO PAY TO MOVE INTO A PROPERTY?
The standard payment: *Two weeks rental *Letting fee of one week plus GST of 12.5% *And normally three weeks bond.
4. HOW DO I PAY RENT & IS THERE ANY GST?
We will supply you with an automatic payment form that gets lodged with your bank. No GST is payable on rent.
5. MUST I HAVE INSURANCE?
We believe it is in your best interest to have contents insurance . This should also safeguard you against liability should you accidentally damage the property in any way. The Landlord's insurance will not cover your possessions or liability to the property.
6. HOW OFTEN WILL THE PROPERTY GET INSPECTED?
Most properties are inspected every three months or as per the owner's contract with Austar Realty Ltd. The Residential Tenancies Act allows owners to inspect once a month. The law also requires that we give a minimum of 48 hours notice prior to inspection.
7. IF I'M ON A PERIODIC TERM TENANCY & I WANT TO MOVE OUT, HOW MUCH NOTICE DO I HAVE TO GIVE?
You will be required to give a minimum of 21 days written notice.
8. HOW DO WE ARRANGE FOR REPAIRS TO BE CARRIED OUT?
At the start of your tenancy you will be given a troubleshooting guide for items at your property that may need maintenance. If you have completed the checklist and there is still a fault you will need to complete a "Maintenance and Repair Form". This form can be faxed, emailed, sent through via our website, posted or delivered to us. The form will indicate the nature of the problem, your details and how we can gain access. For all emergencies you are able to contact your Property Manager.
9. WHAT HAPPENS IF THE OWNER WISHES TO SELL?
Firstly, this does not mean it is necessary to move out. We will initially send you a letter of the owner's intention to sell. The selling agent or owner will liaise with you regarding viewings of the property. Only if the property goes unconditional and the new owners require vacant possession will you then be given 42 days notice to vacate.
